fa تأثیر تجارت خارجی در سرمایه‌گذاری مسکونی در اقتصاد ایران اقتصادکلان: مصرف، پس‌انداز، تولید، اشتغال و سرمایه‌گذاری Macroeconomics: Consumption, Saving, Production, Employment, and Investment (E2) مقاله نظری Theoretical Article با توجه به اهمیت روزافزون تجارت بین‌الملل و وابستگی اقتصادها به یکدیگر و همچنین به‌دلیل اهمیت بخش مسکن در بهبود شاخص رشد و توسعه اقتصادی، این مطالعه به بررسی تأثیر تجارت خارجی در سرمایه‌گذاری مسکونی در قالب دو الگوی اقتصاد باز و بسته در اقتصاد ایران می‌پردازد. برای بررسی این آثار از الگوی تصحیح خطای برداری (VECM) در دورهٔ زمانی ۱۳۶۸:۱-۱۳۹۷:۱ استفاده شده است. در این مطالعه مخارج سرمایه‌گذاری دولت در بخش مسکن به‌عنوان متغیر سیاست مالی درنظر گرفته شده است و با واردکردن متغیر تجارت خارجی به مدل، تأثیر سرمایه گذاری دولت در بخش مسکن کم اما مثبت می‌باشد. نتایج نشان می‌دهد که تجارت نقشی بسزا در میزان اثرگذاری متغیرهای مختلف در سرمایه‌گذاری مسکونی دارد، به‌طوری‌که باعث افزایش آثار سیاست پولی در این متغیر شده و از درجهٔ اهمیت سیاست مالی کاسته است. همچنین نتایج حاکی از ارتباط معکوس و معنادار بین نوسانات نرخ ارز با سرمایه‌گذاری مسکونی در ایران است. در مورد تأثیر درآمدهای نفتی در سرمایه‌گذاری مسکونی، نتایج نشان می‌دهد که در بلندمدت قیمت نفت اثری معنادار در سرمایه‌گذاری مسکونی در ایران دارد.<br> &nbsp; Countries typically use government fiscal and central bank monetary policy tools to achieve economic growth and development goals. On the other hand, due to the growing importance of international trade and interdependence of economies and also due to the importance of housing in the country&#39;s economy, this study will pay to examin the effects of monetary and fiscal policy variables and the impact of foreign trade on housing investment in Iran&#39;s economy in open economy and closed economy. To examine these effects, the vector error correction model (VECM) and the period of 1397: 1368-1: 1 have been used. The Generalized Reaction Functions (GIRFs) show that the facilities granted in the housing and consumption sectors and liquidity have a greater impact on housing investment than government investment expenditures. Government investment expenditures in housing and construction as a fiscal policy variable have a small but positive effect on housing investment, so that the inclusion of foreign trade in the model of the effect of government investment in the housing sector has decreased. The findings of this study emphasize the importance of monetary policy on housing investment compared to fiscal policy.
